Tenancy terms

Standard payment term:-

Rental deposit : 2 months 

Advance rental : 1 month    

Utility deposit : 0.5 month

Others:

Stamp duty/preparation & disbursement  for Tenancy Agreement to be paid by Tenant.

Documents to provide : 

Passport copy / NRIC copy.

Landlord's responsibility before handover:

1) ensure all fixtures and fittings is in working condition; 

2) the curtains/blinds are cleaned;

3) air-conditioners to be serviced;

4) thorough cleaning to entire apartment.

5)Any other tenant's request.

Estate agents Rental Fees structure:

1 year   - 1.0 month

2 years - 1.25 month

Renewal of tenancy - 0.5 month

Management fees - 5% of the monthly rent or RM300/- whichever is higher.
